There are many new LIDAR services that all claim to be accurate... but are they?
I've had the opportunity to go behind some of these services in the last year in the Richmond area and seen the measurements to be off by about 5-10% as a general rule (most services claim 2% error).
Fannie Mae reports that they will accept this "new technology" for hybrid appraisals - which is why appraisers are rejecting these assignments nationwide. Be careful using these products, and be sure that if you chose to use this product that a certified appraiser is double-checking the work...
Or... just higher a certified appraiser adn cut out the middle man.
